TAX CREDIT DETAILS

  • From now through JUNE 30, 2010 first-time buyers will be eligible for an $8,000 income tax credit and REPEAT buyers will be eligible for up to $6,500 income tax credit.
  • However, details in the law state that your contract must be signed by APRIL 30, with an additional 60 days allowed to get to closing.
  • First-time buyers are defined as ANYONE who has not owned a home in the previous 3 years.
  • REPEAT buyers are defined as anyone who has owned a home WHICH HAS BEEN their primary residence for FIVE consecutive out of the past EIGHT years. So if you owned a home which was your primary residence and you lived in that home from 2003-2008 but have been renting since that time, YES you qualify for the repeat buyer credit of up to $6,500.
  • If you owned a home previously but have been renting for the PAST THREE YEARS, you qualify as a first-time buyer for up to $8,000.
  • The income tax credit is claimed at the time you file your tax return. It acts as "prepaid tax" to the IRS, which means if you ordinarily pay taxes at year end, your obligation will be REDUCED by the amount of the credit, with the balance refunded to you.
  • If you ordinarily RECEIVE A REFUND, the eligible tax credit amount will INCREASE YOUR TAX REFUND by that amount. YES!! It is ADDED to your refund!
  • Every renter should obtain a free assessment from a local, reputable mortgage banker to determine if they are qualified to purchase their first home and what their purchase power and mortgage payment might be. The vast majority of renters are pleasantly surprised to find out that not only do they qualify to purchase a home of their own, but the mortgage payment can be LESS than their monthly apartment rent!
  • Mortgage bankers are familiar with the tax credit deadline and are more than willing to provide a free first-time buyer pre-qualification. Every renter should set aside their fears and consult a mortgage banker. Don't miss out on this money!

  • Due to the market slowdown, many homes which were available for sale are being offered as rentals by homeowners.
